The majority of instructions we receive from landlords, or their legal representatives, involve serving Section 8 and Section 21 Notices under the Housing Act 1988. We also serve Claim Forms for possession of property.

We often receive specific instructions from our clients and follow their individual instructions on a case by case basis. Section 8 and Section 21 Notices are usually served by personally handing the notice to the tenant (the preferred method) or by dropping at their feet if they refuse to accept the documents when tendered or if we are unable to meet with the tenant by posting the notice through the letterbox of the address. The landlord would usually serve one copy for each tenant or known person at the address. If there are unknown persons at the address the landlord would also usually serve a copy of the notice on “The occupiers” or “Persons Unknown”.
